Independent mold inspection

Mold Inspection & Testing in Fort Myers, FL

Smell something musty but can’t see the source? Buying a home and want to be sure? A licensed Florida mold assessor finds where moisture and mold are hiding, takes samples for an independent lab, and gives you a clear written report.

Quick answer
  • A mold inspection finds moisture and visible mold; mold testing sends air or surface samples to a lab.
  • Most Fort Myers homes get the clearest answers from both together.
  • A typical inspection with two samples runs about $350 to $500 locally.
  • Florida law keeps testing and removal separate, so your inspection stays independent.

When to get a mold inspection

You don’t need an inspection for every spot of mildew on a shower curtain. You do need one when the source is hidden, the area is large, or you need proof on paper. Get one if:

  • You smell mold but can’t find it. Hidden mold often grows inside walls, under flooring, in the AC system or in the attic.
  • Your home took on water. Water that sat for more than a day or two after a leak, storm or flood can leave mold behind, even when surfaces look dry.
  • You’re buying or selling. A mold report protects you before closing, especially in older Fort Myers and Cape Coral homes.
  • Someone in the home has symptoms. Allergy-like symptoms that ease when you leave the house are worth checking.
  • Mold was just removed. Clearance testing confirms the work succeeded before walls are closed up.
  • A seasonal home sat closed all summer. Homes shut up through a Florida summer often build up humidity.

Mold inspection vs. mold testing

The two terms get mixed up constantly. Here is the difference:

Mold inspectionMold testing
What it isA visual and moisture survey of the homeAir, surface or wall-cavity samples analyzed by a lab
ToolsMoisture meters, thermal imaging, hygrometerAir pumps, spore traps, swabs, tape lifts
What it tells youWhere moisture and mold are, and the likely causeWhich molds are present and how indoor air compares to outdoor air
Best forFinding the source and planning the fixHidden mold, health concerns, real estate, clearance

Testing without an inspection tells you that something is in the air but not where it’s coming from. An inspection without testing can miss mold you can’t see. Together, they give you a cause and proof.

What a Fort Myers mold inspection checks

AC system and air handler closet

This is the most common mold spot in Southwest Florida homes. The assessor checks the coil, drain pan, condensate line, air handler cabinet and supply vents. A clogged drain line or a sweating air handler can feed mold right next to bedrooms. More on AC and air handler mold.

Attic and roof decking

Roof leaks after storms and poor bathroom-fan venting leave mold on decking and rafters that nobody sees for months. More on attic mold.

Walls, ceilings, windows and sliding doors

Moisture meters and thermal imaging show wet spots behind drywall, around window frames and below sliding glass doors, where wind-driven rain gets in.

Bathrooms, kitchens and laundry

Under sinks, behind vanities and dishwashers, around tubs and showers, and behind washing machines.

Indoor humidity

The EPA recommends keeping indoor humidity below 60%, ideally between 30% and 50%. Many local homes sit higher than that for months, which explains mold that keeps coming back.

How mold sampling works

  1. Outdoor baseline. One air sample outside shows the normal spore level for that day.
  2. Indoor air samples. Samples from the rooms of concern show whether indoor levels are higher than outdoors, or contain types not found outside.
  3. Surface samples. Swabs or tape lifts identify visible growth.
  4. Wall-cavity samples. A tiny port checks the air inside a wall without opening it up.
  5. Independent lab analysis. Samples go to an accredited lab, not analyzed in-house.

Reading results: there is no single “safe number” for mold spores. What matters is how indoor results compare to the outdoor baseline, and whether water-damage molds show up indoors. A good report explains this in plain English.

What your report includes

  • Where moisture and mold were found, with photos
  • Moisture readings and thermal images
  • Lab results explained in plain English
  • The likely cause of the moisture
  • A remediation plan (called a protocol) if work is needed
  • A clear statement if results are normal, so you don’t pay for work you don’t need

Why testing and removal are kept separate in Florida

Florida law (s. 468.8419, Florida Statutes) says a mold assessor can’t perform remediation on a property they assessed within the last 12 months, and a remediator can’t assess a property they remediated in that time. This keeps the person diagnosing the problem from profiting from the fix.

That’s why your inspection is done by an independent licensed assessor. If remediation is needed, it’s handled separately by a licensed remediator. How to check a mold license in Florida.

Be careful with “free mold inspections.” They are usually a sales visit from a company that wants the removal job, which is exactly the conflict Florida law tries to prevent.

Frequently asked questions

Do I need a mold test if I can already see mold?

Not always. Visible mold needs to be removed either way. Testing still helps if you have health concerns, need proof for insurance or a sale, or want to know whether mold has spread beyond what you can see.

How long do lab results take?

Standard results usually come back within a few business days. Many labs offer faster turnaround for an extra fee, which helps with real estate deadlines.

Can a home inspector test for mold?

In Florida, a home inspector can note and sample small areas of visible mold. A full mold assessment of a larger area requires a licensed mold assessor.

What do spore counts mean?

The lab compares indoor samples to the outdoor baseline. Indoor levels much higher than outside, or types not found outdoors, point to a mold source inside the home.

Is mold testing worth it before buying a home in Southwest Florida?

Usually, yes. Many homes here have been through storms, roof leaks or long closed-up summers. A test costs far less than fixing hidden mold after closing.

Should I test after mold remediation?

Yes. Clearance (post-remediation) testing confirms the work area is back to normal before drywall and finishes go back in.
