Why it happens here
Why mold is a constant risk in Fort Myers
Fort Myers has everything mold needs: warm temperatures, high humidity for most of the year, and a rainy season that runs through the summer. Add hurricanes, tropical storms and king tides, and it doesn’t take much for moisture to get inside a home.
The EPA notes that mold can start growing on wet materials within 24 to 48 hours. In a Lee County summer, a slow roof leak, a clogged AC drain line or a sweating air handler closet can turn into a mold problem before you notice the smell.
The EPA also recommends keeping indoor humidity below 60%, ideally between 30% and 50%. Many Fort Myers homes sit above that for months at a time, especially homes that are closed up while owners are away for the summer.

Storm season
Storms, flooding and Southwest Florida homes
Hurricane Ian in September 2022 showed how fast storm water turns into mold here. Homes in Fort Myers, Fort Myers Beach, Cape Coral and Sanibel took on surge and rain water, and mold followed in walls, cabinets and flooring that weren’t dried in time.
If your home took on water, dry it within 24 to 48 hours and get it checked, even if everything looks fine on the surface. See our flood and hurricane mold service.
You don’t need a hurricane to have the same problem. Local homes face risks most of the country doesn’t:
- Canal-front homes: Cape Coral and parts of Fort Myers sit on hundreds of miles of canals, so humidity stays high and storm surge reaches further inland.
- Older block homes: many 1970s and 1980s concrete block homes have aging roofs, windows and AC systems where slow leaks go unnoticed.
- Seasonal homes: houses closed up for the summer can build up humidity when the AC is set too high or fails.
- AC closets inside the living space: a clogged condensate line or sweating air handler can feed mold right next to bedrooms and hallways.

How mold remediation works
- 01
Inspect and find the moisture
Moisture meters and thermal imaging show where water is hiding, because mold always follows moisture.
- 02
Contain the area
Plastic barriers and negative air pressure keep spores from spreading to the rest of the home.
- 03
Remove and clean
Contaminated materials are removed, and surfaces are HEPA-vacuumed and treated.
- 04
Dry and verify
The area is dried, and clearance testing can confirm the air is back to normal before rebuilding.
Mold cost estimator
What does mold remediation cost in Fort Myers?
Cost depends on how much area is affected, where the mold is (an attic or AC system costs more than a bathroom wall), and how much material has to be removed and replaced. Small, contained jobs cost far less than whole-room or post-flood remediation.
Pick where the mold is and how big the area is to see typical price ranges right away. The only way to get a real number is an on-site assessment.
| Job | Typical range |

Know your rights
Florida’s mold rules protect you
Florida licenses mold assessors and mold remediators for jobs larger than 10 square feet. State law also stops a company from testing and then remediating the same property within 12 months, so the person telling you that you have a problem isn’t the one paid to fix it.
We follow those rules. If you need both testing and removal, testing is done independently. How to check a mold company’s license →
Prevention
How to stop mold from coming back
Removing mold only lasts if the moisture is fixed too. These habits make the biggest difference in a Florida home:
- Keep indoor humidity under 60%. The EPA’s ideal range is 30% to 50%. An inexpensive hygrometer tells you where you stand.
- Service your AC every year. Clean the coils, check the drain pan and flush the condensate line so water can’t back up into the air handler closet.
- Don’t shut the AC off when you leave. For seasonal homes, keep it running with humidity control instead.
- Run bathroom fans during and after showers, and make sure they vent outside, not into the attic.
- Fix leaks fast. Roof, window and plumbing leaks should be dried within 24 to 48 hours.
- Check after every storm. Look at ceilings, window frames and baseboards for stains, and smell for anything musty.
Insurance
Filing an insurance claim for mold?
Whether mold is covered depends on your policy and the cause, so good records matter from the first day:
- Take photos and video of the damage and the water source before anything is moved.
- Write down when the leak or flood started and when you found it.
- Keep moisture readings, lab results and the remediation report.
- Save receipts for drying equipment, repairs and any temporary housing.
We organize photos, moisture readings and reports so they’re ready for your adjuster. Does insurance cover mold in Florida?

How long does mold remediation take?
Most small to mid-size jobs take 1 to 3 days. Large or post-flood jobs can take a week or more, mostly because of drying time. You’ll get a timeline before work starts.
Is mold removal covered by homeowners insurance?
It depends on the cause. Mold from a sudden covered event, such as a burst pipe, is often covered, often with a limit. Mold from long-term leaks or humidity usually is not. Check your policy, and keep photos and records from day one.
Do I need mold testing before remediation?
Not always. If mold is visible and the source is clear, removal can often start. Testing helps when you smell mold but can’t see it, have health concerns, are buying or selling a home, or want proof the job worked.
Can I stay home during mold remediation?
Often yes, because the work area is sealed off. For large jobs, or if someone in the home has asthma or a weak immune system, staying elsewhere for a few days may be safer.
How fast can someone come out?
For active leaks and flooding, call right away and we’ll get help to you as fast as possible. For non-urgent issues, we’ll schedule an inspection at a time that works for you.
How much mold can I clean up myself?
The EPA says small areas, about 10 square feet or less, can often be cleaned by a homeowner with proper protection. Anything larger, mold inside walls or the AC system, or mold after sewage or flood water should be handled by a professional. In Florida, jobs over 10 square feet also require a licensed mold remediator.
Does bleach kill mold?
Bleach can lighten surface mold, but it doesn’t fix the moisture causing it and doesn’t reach mold growing inside drywall or wood. The EPA doesn’t recommend bleach as a routine part of mold remediation. Removing contaminated material and drying the area is what works.
