AC & Air Handler Mold Removal in Fort Myers, FL

In Southwest Florida, the air conditioner runs most of the year and pulls gallons of water out of the air every day. When that water doesn’t drain properly, the air handler becomes the perfect place for mold to grow and spread to every room.

Quick answer
  • The most common sign is a musty smell when the AC turns on.
  • Usual causes: a clogged condensate line, a dirty coil or drain pan, or an oversized or leaky system.
  • Air handler mold cleaning usually costs $3,000 to $5,000; full HVAC and duct remediation can reach $3,000 to $10,000.
  • Fixing the moisture cause matters as much as removing the mold.

Signs of mold in your AC

  • A musty or “dirty sock” smell that gets stronger when the system kicks on
  • Black or green spots on supply vents, the return grille or the air handler door
  • Water in the drain pan or around the air handler closet
  • Allergy-like symptoms that are worse indoors and ease when you leave
  • Humidity indoors that stays above 60% even with the AC running
  • Dark dust or streaks around ceiling registers

Why Fort Myers AC systems grow mold

Constant condensation

The evaporator coil is cold and wet whenever the AC runs. Dust that sticks to it becomes food for mold. In a climate where the system rarely rests, it rarely dries out.

Clogged condensate drain lines

Algae and sludge build up in the drain line, water backs up into the pan, and the pan and cabinet stay wet. This is one of the most common causes we see locally.

Oversized systems

A unit that is too big for the home cools fast and shuts off before it removes enough moisture. The house feels cool but stays damp.

Leaky ducts in a hot attic

Cold ducts running through a hot, humid attic can sweat, especially where insulation is missing or torn. That moisture feeds mold on the duct and the drywall around registers.

What AC mold removal includes

  1. Inspection of the coil, blower, drain pan, cabinet, plenum and accessible ductwork
  2. Containment of the air handler closet so spores don’t spread during cleaning
  3. Cleaning or replacing contaminated components, including insulation lining inside the cabinet
  4. Coil and drain pan cleaning and clearing the condensate line
  5. Duct cleaning or replacement where mold has spread into flex duct
  6. Cleaning the air handler closet, including drywall around it
  7. Fixing the cause: drain line, insulation, sizing or airflow issues

Duct spray “treatments” alone are not a fix. Fogging or spraying a product into ducts doesn’t remove mold growth, and the EPA advises that biocides should only be used after cleaning, if at all. Real removal means physically cleaning or replacing contaminated parts.

How to keep mold out of your AC

  • Change filters every 1 to 3 months; use a MERV 8 to 11 filter if your system allows it
  • Pour a cup of white vinegar (or a cleaner your HVAC tech recommends) down the condensate line monthly
  • Have the system serviced at least once a year, ideally twice in Florida
  • Keep indoor humidity between 30% and 50% (EPA); consider a whole-home dehumidifier
  • Don’t switch the AC off when you travel in summer; set it higher instead (around 78 to 80°F)
  • Keep the air handler closet clean and free of storage boxes

Seasonal homes and snowbirds

Homes closed up for the summer are the most at risk. If the AC fails or is turned off while nobody is home, humidity climbs fast. Ask a neighbor or home watch service to check the home every week or two, and consider a humidity monitor you can check remotely.

Frequently asked questions

Can mold in my AC make me sick?

Mold spores blown through the house can cause allergy-like symptoms such as sneezing, a stuffy nose or itchy eyes, especially for people with allergies or asthma. If you have symptoms, talk to a doctor.

How do I know if the mold is in my ducts or just the vents?

Spots only on the face of a vent are often surface condensation mold. Mold inside the duct, on the coil or in the air handler needs a closer inspection, sometimes with a camera.

Can I clean AC mold myself?

You can wipe surface mold from a vent cover and change the filter. Cleaning the coil, blower and cabinet should be done by a professional, since it means opening the system and spores can spread.

Will a UV light stop AC mold?

UV lights can help reduce growth on the coil, but they don’t remove existing mold or fix drainage and humidity problems.

Should I replace my AC if it has mold?

Not usually. Most air handlers can be cleaned. Replacement makes sense when the unit is old, failing or badly contaminated inside the insulation.
