Roof decking & attic mold
Attic Mold Removal in Fort Myers, FL
Attic mold often goes unnoticed for months because nobody goes up there. It usually shows up during a roof inspection, a home sale, or after a storm. The good news: when the moisture cause is fixed, it’s one of the most straightforward mold jobs.
- Attic mold usually comes from roof leaks, poor ventilation, or bath and dryer vents that dump moist air into the attic.
- It typically shows as dark staining on the underside of roof decking and rafters.
- Typical cost: $1,000 to $4,000, depending on attic size and how much decking is affected.
- Removing the mold without fixing ventilation or the leak means it comes back.
Signs of attic mold
- Black or gray staining on the underside of the roof decking (plywood or OSB)
- Damp or compressed insulation
- A musty smell in upstairs rooms or the garage
- Frost-like white fuzz or dark spotting on rafters and nails
- Water stains on ceilings below the attic
- Rusty nail tips coming through the decking
What causes attic mold in Southwest Florida
Roof leaks after storms
Damaged shingles, tiles, flashing or underlayment let rain in after storms. Even a small leak that drips only during heavy rain can keep decking wet enough for mold.
Bathroom and dryer vents that end in the attic
Exhaust fans and dryer vents should go outside, through the roof or a wall. When they end in the attic, they push warm, wet air straight onto the cooler decking.
Poor attic ventilation
Blocked soffit vents, missing ridge vents or a mix of vent types that work against each other trap humid air in the attic.
Sweating ductwork
AC ducts with missing or damaged insulation sweat in hot, humid attics and drip on the drywall and insulation below. More on AC and duct mold.
How attic mold is removed
- Inspect and find the cause: leak, ventilation, vents or ducts.
- Set up containment at the attic hatch so spores don’t enter the living space.
- Remove wet or moldy insulation and bag it inside the containment.
- Clean the decking and rafters by HEPA vacuuming and wiping, or by soda or dry-ice blasting for large areas.
- Replace decking that is soft, rotted or delaminated.
- Fix the moisture problem: reroute vents, repair leaks, improve ventilation.
- Clearance check and new insulation once the attic is clean and dry.
Stains vs. active mold: some dark staining on old decking is left over from past mold that is no longer growing. A good assessment tells you whether the mold is active, so you don’t pay to clean stains that don’t matter.
Attic mold removal cost
| Job size | Typical range |
|---|---|
| Small area near one leak or vent | $1,000 to $2,000 |
| Large section or whole attic | $2,000 to $4,000 |
| Decking replacement and roof repair | Added to the above, quoted separately |

Attic mold and selling a home
Attic mold is a common finding on Fort Myers and Cape Coral home inspections. Buyers and insurers often ask for proof that it was handled properly. Keep your remediation report and clearance results; they can make the sale go much smoother.
Preventing attic mold
- Make sure bath fans and dryer vents exit outdoors
- Keep soffit vents clear of insulation
- Inspect the roof after every major storm
- Seal and insulate ductwork in the attic
- Check the attic twice a year, especially after hurricane season

Frequently asked questions
Is attic mold dangerous?
Attic air can reach living spaces through gaps, light fixtures and the AC system. It’s not usually an emergency, but it should be handled before it spreads or damages the decking.
Does homeowners insurance cover attic mold?
If it was caused by a sudden covered event, like storm damage to the roof, it may be covered up to your policy’s mold limit. Mold from poor ventilation or long-term leaks is usually excluded.
Can attic mold be painted over?
Encapsulating paint is sometimes used after cleaning to seal stained wood. Painting over active mold without cleaning it and fixing the cause doesn’t solve the problem.
Do I need a new roof if I have attic mold?
Not usually. Most attic mold can be cleaned. Only soft, rotted or damaged decking needs replacing, along with any roof repairs that stop the leak.
How long does attic mold removal take?
Most attic jobs take one to three days, plus time for repairs to vents or the roof.
